Enter one or more properties and see whether they clear Georgia's residency threshold, how big the gap is if not, and what each route actually gets you.

Your property (or properties)

Property 1

Qualifying total

$0

Short of the threshold

$150,000 short of the $150,000 standard route — from a second property or a higher-value single one.

Does purchase timing change your threshold?

Assessed against the current $150,000 threshold — the 2026-03-01cutoff has passed or doesn't apply to this purchase.

What each route actually gets you

$150,000 standard route

Not yet met
  • Renews annually, for as long as you keep the qualifying property.
  • Extends to your spouse and children.
  • No documented path to permanent residency from this tier alone — not established in any source found.

$300,000 fast-track route

Not yet met
  • Immediate 5-year residence permit, not an annual renewal.
  • Extends to your spouse and children.
  • Automatic permanent residency after 5 years of continued ownership — no income, business, or presence test (real-estate route only).

Before you apply

  • Only non-agricultural property counts — residential, commercial, or non-agricultural land. Agricultural land is never eligible under either route; foreigners can't own it in Georgia at all.
  • The figure that actually gets submitted is a certified market value from an accredited appraiser, not the purchase price or a self-declared estimate like the one above.
  • Applications are submitted via a Public Service Hall or Georgia's online government portal.
  • Approximate costs (directional, not an official fee schedule): appraisal $100–300, standard 30-day processing ~₾300, expedited 10–20 day options ~₾450–600, residence card ~$20–50.

Figures are illustrative and reflect our understanding of the rules as of August 2026 — not legal or financial advice. Residence permit requirements are set by regulation and can change; verify your specific situation with a qualified Georgian immigration lawyer before purchasing.
